Edward Yap | Klang Valley Industrial Property Specialist

Edward Yap Kian Wei is a Klang Valley industrial, commercial property, and land deal specialist with 18 years of real estate experience. As a Probationary Estate Agent (PEA3138), Associate Leader of The Roof Realty, and Co-Founder of TRR TAG Group (Trusted Agent Group), Edward is known for helping business owners, investors, manufacturers, entrepreneurs, and property owners make real estate decisions with stronger strategy, clearer market understanding, and long-term confidence. Edward began his real estate journey on 2 June 2008, after building experience in several people-focused industries including private tutoring, insurance, furniture, and direct selling. Those earlier roles shaped his communication skills, resilience, and ability to understand different client needs. His interest in property investment, business ownership, and the freedom to build something meaningful eventually led him into real estate full-time. Today, Edward focuses mainly on industrial properties, commercial properties, factories, warehouses, offices, and land deals in Klang Valley. His work is especially relevant for clients who need property not only as an asset, but as a foundation for business growth. He believes real estate plays an important role in building a stable economy because property supports homes, businesses, manufacturing, offices, logistics, investment, and long-term wealth creation. For clients, Edward’s value lies in his ability to see property from both a business and investment perspective. He understands that a good industrial or commercial property decision is not only about price, but also about location suitability, business operations, accessibility, usage potential, market demand, investment stability, and long-term holding value. His belief is that property may not always be the highest-return investment vehicle, but it remains one of the most stable because it is tangible, usable, and closely connected to real economic activity. Edward’s leadership record also strengthens his credibility. Under TAG Group, he has helped build a large real estate organisation with hundreds of active members, driven by a long-term vision to achieve RM50 million in completed sales commission by 2029. His leadership philosophy is not only about managing people, but about leading hearts through listening, patience, shared responsibility, and a strong core leadership culture. His achievements include Top Rookie Award 2008, Branch Manager in 2012, Top Group Leader Award 2017, Most Committed Group Leader Award 2018, Associate Leader in 2019, TAG Group Founder in 2020, Probationary Estate Agent in 2021, Top Champion Group Award 2021, Outstanding Leadership Award 2022 and 2023, Nationwide Top Group Award 1st Runner Up 2022, Top Group Award Gold 2023, and Emerging Excellence Group Award 2024. TAG Group also recorded more than RM18 million in total sales in 2025, marking its highest performance record so far. Clients who work with Edward can expect persistence, commercial understanding, transparent communication, and a leader who treats real estate as a meaningful lifelong career. One of his most memorable cases involved marketing a badly damaged factory for more than three years after many others had given up. Despite poor building condition, difficult buyer perception, and repeated failed viewings, he continued marketing and eventually secured the right buyer in 2025, creating a successful outcome for both buyer and seller. A deal that received the property in 2020, factory. The factory was in bad condition, whereby even the ground had been broken and washed away, revealing large holes. The owner used to operate poultry processing business, wanted to sell. The entire place is considered to be in bad shape, crack floors, cracked ceilings, cracked walls. When I visited for the first time, it gave out huge eerie feeling, and very smelly. When going to the office upstairs, shocked to find that water has accumulated on the floor, and infested by at least 20 pigeons. I really wanted to help the owner to sell it, thus I figured out my way and endured to bad smell, took photos and started marketing the property. The property was valued at a decent market valuation, however many potential buyers that I've met, didn't have much interest because of fear that the property would not last and collapse. Over the course of next 3 years, I've brought at least 25 groups of buyers/investors to visit the property to no avail.
